Lt Col(r) Jim Cropper is a retired Air Force officer, business owner, and real estate investor. As a husband and new father, Jim realized he needed to create generational wealth for his family.
Jesse DiLillo boasts an impressive resume as a real estate investor and entrepreneur, leveraging over 15 years of experience to excel in his roles as Co-Founder and Managing Partner of Cardinal Capital Group and JSJ Sustainable Investments. Under his leadership, these firms have acquired over 1,300 units nationwide, with a value exceeding $170 million. Together with his partners, Jesse has raised and deployed over $60M of equity into commercial real estate, showcasing his strategic capital deployment skills.
Jesse is a detailed-oriented, driven executive with a strong history of leadership, revenue generation, business development, and efficient deployment of capital. Proficient in both equity and debt/bridge funding, Jesse utilizes his exceptional analytical skills to negotiate and execute acquisitions and dispositions of multi-family, self-storage, and other residential assets.
Today, Jesse acts as a capital advisor on a Value-add multifamily fund with far-reaching investments throughout the southeast, a testament to his expansive influence and trustworthiness. Successfully managing multiple funds requires him to be a trusted custodian of capital while diligently overseeing the financials and quarterbacking the operations.
Jesse has demonstrated a consistent record of success aiding retail investors, institutions, and family offices—both domestically and internationally—in achieving their financial goals. His diverse background in Engineering, Construction, and Utility Contracting, reinforced by his BS in Sustainable Entrepreneurship and Business Management, positions Jesse to excel comprehensively across all facets of Real Estate Investing. Through seeing the American Dream in-person, Patrick learned the ins and outs of real estate and made it his life’s mission to help others build legacy wealth by sharing the secrets of how to invest in real estate. Like any good educator, Patrick believes that learning never ends; because of that mindset, he ventured out to learn from billionaire titans in the real estate space on how to buy large multi-family apartment complexes and while on that quest, Patrick successfully lead a team that raised over $1,000,000,000 ($200,000,000 + individually) from retail investors and acquired over 11,000 units.

Shawn has leveraged retained earnings and enterprise valuation increases to scale his Gas Station holdings into a multi-location portfolio. Shawn specializes in intricate design elements, marketing strategies and tactics to increase Lifetime Customer Value and Average Order Volume, while decreasing Customer Acquisition Costs, to optimize profitability in all his hospitality ventures. His success in these ventures has led to Best Gas Station awards and best Art Bar awards (Complex Magazine), all while creating a distinguished, top tier consumer experience.
These marketing and value building strategies have allowed Shawn to time out acquisitional entries and exits that optimize his return on investments. Shawn specializes in asset and stock acquisitions, redevelopment, branding, scaling, M&A strategic value creation, and exit optimization.
